What to expect

The first part of the process is a relaxed but informative discussion so that we can find out a little bit more about what you are thinking and how we may be able to help you. No obligation, simply some time for us to find out more about you and to answer any initial questions that you will inevitably have.

Assuming that this goes well then we would move on to researching the market and based on your requirements, source the most appropriate product, keeping costs and interest rates very much in mind. Sometimes we go back and forth a little while you decide upon a level of release that you feel most comfortable with but this always happens at your own pace.

Once we are comfortable with the product, we will write everything up so that you have a permanent record of our conversations and the advice given, copies of which can be forwarded to family members if you wish. We will then go through this with you to ensure that you are completely happy and understand every aspect of the advice before we move on to the application. There is still no obligation, in fact there never will be.

We then submit the application to the lender for their consideration and they will typically instruct a valuation of your home so that they can be comfortable that it offers appropriate security for any release. We always do our homework prior to submission in order to be confident that this will not cause any issues. It’s all part of the service.

Once the valuation is returned then the lender will issue an offer letter and at this point it is over to the solicitors to work out the legals and move towards completion which is when you will receive the funds and put them to good use, doing whatever it is you want to do with them.
